Even if you’re not looking to list your home for sale until after the new year, it’s never too early to start thinking about selling strategies. One of the easiest and most effective things you can do before the end of the year to generate interest in your home is to participate in one or more agent caravans – also sometimes referred to as a broker open house.
What Is an Agent Caravan or Broker Open House?
Essentially, an agent caravan involves having a group of local real estate agents tour your home to give them a bit of a “teaser” of what’s to come once you list it. Agents appreciate the inside knowledge and, in turn, will be more likely to line up potential buyers to come see your home once you do decide to place it for sale on the market. Typically, an agent caravan will involve several local agents–and they will come tour your home in addition to others in the area on the same day.
Benefits of Marketing Early:
There are numerous benefits to participating in an agent caravan now, even if you don’t plan on selling until 2017. For starters, it’s a great way to get people talking about your listing before your home is even listed! Agents walking through your home are likely already working with a number of buyers, and they know what their buyers are looking for. If your home is a match, it can put you on the fast track to a sale with motivated buyers once it hits the market. Participating in a caravan can also provide you with a great opportunity to get some insider feedback from experienced agents at no cost to you. They may be able to make some recommendations on upgrades and renovations area buyers are most interested in.
Drawbacks of Marketing Early:
There aren’t too many drawbacks of marketing early, but there is one worth mentioning. By participating in a caravan, you’re opening yourself up to being marketed to by local brokers and agents. As soon as they find out you’re listing, they’ll be happy to offer their services to help you with your sale! How to Get Involved:
If you’re interested in participating in an agent caravan, the best thing to do is to contact local real estate brokerages. If there’s a caravan scheduled, they will probably be happy to add your home to their list of stops for the day. In preparation, it’s a good idea to get your home semi-show ready. While it may not be staged since you haven’t even listed yet, you should make sure it’s clean and looking its best. You should also be prepared to provide the agents with some basic details of what your listing will entail so they can pass the information along to interested potential buyers.
