The MLS Listing Authorization Form gives Home Bay's local broker the authority to list a property for sale on the MLS on your behalf. In an MLS agreement, the listing broker and seller agree upon a commission, which in our case, is ZERO. Defining MLS Authorization:

If the listing broker's commission is zero, is the MLS Authorization form still necessary? Yes - here's why:

  1. The Multiple Listing Service requires that a signed agreement between the seller and listing broker exists, even if the listing commission is zero.

  2. If you offer a buyer's agent commission, it must be written on the MLS authorization, in order to be included in your MLS listing. While offering a buyer's agent commission is completely optional from a legal standpoint, it is highly encouraged.

  3. California law mandates that certain language is signed by consumers prior to listing their home for sale, even if they aren't paying a listing commission. Our authorization contains this language and satisfies CA legal requirements.
