So you showed a home to a potential buyer - now what? Should you call them? Email? Leave them be? It is precious information, particularly as it accumulates. Here's what you should do after each home showing to capture buyer feedback.

The Day After a Showing:

Send your buyer's agent or buyer an email that reads:

I was just looking for some feedback on how the showing went and what you thought of the house.

If they don't reply within 24 hours, give them a call and ask the same question.

One Week After a Showing:

Send your buyer's agent or buyer an email that reads:

I was curious as to whether you are thinking about writing an offer on my home, or if you have made an offer on another home.

If the person has made an offer on another home, ask them why they preferred that home to yours, and at what price would they have preferred your home to the other. This is great feedback that can inform price changes in the future.

Keep Track of the Following Information:

Make note of the follow for each buyer who tours your property:

  1. showing date
  2. name of buyer's agent or buyer
  3. phone number
  4. email address
  5. any feedback from the showing or subsequent follow-up
