Home Seller Expectations: First 30 Days
Congratulations on listing your home! It's great to take a huge first step, but now what should you expect? How can you tell if your listing is doing well or if you need to make changes? Read on to find out!
- In most parts of California, Florida and other states at most price points:
If you are priced correctly, you should expect to get 5-15 showing requests within the first 30 days after listing your home on the MLS. You should also expect to get one or more offers. The bulk of this activity should occur during the first two weekends after your home is listed.
That said, there can be great variability based on price point and area. Here are a few examples:
- In the San Francisco Bay Area:
If you're selling a home for less than $2M that's priced correctly (which in the Bay Area means priced at about 10% below fair market value), you should expect 20-40 showings and four or more offers in the first 30 days.
- In rural areas (for example, near Yosemite):
It tends to take longer to sell, so it can take a few months to get enough showings to generate an offer.
- Selling a luxury home for $5 million or more:
Your target buyer pool is much smaller, so it may take you months (or even a year+) to find the right buyer.
By knowing what home seller expectations are accurate, you can assess the performance of your home listing and make adjustments as needed to attract more buyers, generate more showing requests and get more offers.
